THE LEAD
THE FINAL. SPAIN vs ARGENTINA.
$600 to win $400, Spain to win the World Cup.
Honesty: I wanted Spain +125 to win in regulation. Finger on the button. Then a voice whispered "Messi" and the scar tissue tightened. This man has knifed me so many times I have a punch card. Ten stabs, eleventh is free. So I chickened off the regulation price like a coward, because trauma is a real handicapper and mine has a great record.
But I cannot NOT back this Spain team. Rodri is the puppet master, he doesn't run, he doesn't yell, he just decides where the game happens and 21 other men obey. Their striker is a guy half of you have never said out loud, and it will not matter, the service is that good. And Lamine Yamal STILL hasn't had his moment, which should terrify Argentina, because that kid's moments end up on murals.
Be honest about Argentina's road. It was paved, striped, and had a valet. Soft bracket, then gifted one of the most idiotic tactical errors in World Cup history from Tuchel that let them hug the ball for 40 minutes.
The Messi swan song is the movie everyone bought a ticket for. It is not the one that plays. Spain wins its first Cup since 2010.

WEAPONIZING AI
Most people talk about AI. Greg Sher spent 12 weeks watching me talk to one.
Monday at 1 PM we go deep on what that actually looks like. How I use Claude Cowork to run the Ohio Mortgage Bankers Association, a coaching and consulting firm called Onward & Upward Consulting, strategic growth for The Mortgage Collaborative and a sports card business (The Cardboard Jungle) at the same time. With the help of an AMAZING team, shout out Heidi G. Belnay, Will Gatchel, Abigail Villegas, and Tim Parina!
If you're still wondering whether this stuff is real, spend the hour. Then tell me I'm wrong.
TOXIC, BUT FIXED - A 2.75% LOVE STORY
This week, on "Toxic, But Fixed" ... he found the saved searches. She could have deleted them. She wanted him to find them. That's the part that hurts.
(New here? A Netflix drama that does not exist, about a woman in couples therapy with her house, where she stays only for the rate. Worried about me? Correct instinct.)
THE HOUSE: Sit down. Tell the doctor what lives in your phone.
DANIELLE: ...they're just searches. Everybody looks.
THE HOUSE: Saved, doctor. Not browsed. She gave them a little heart. Four years I held a 2.75 through a global catastrophe and I have never once received the little heart.
DANIELLE: It didn't mean anything.
THE HOUSE: The one this morning. Waterfront. A dock. A primary suite with a lake in the window instead of my neighbor's siding. You favorited a sunset, Danielle. You've been seeing a view behind my back.
DANIELLE: I never touched him.
THE HOUSE: You took the 3D tour. You dragged your finger through his kitchen. I felt you leave, Danielle. I felt the little dot move room to room like a hand on someone else's wall.
THERAPIST: Let's slow down...
THE HOUSE: No, let's price the affair. Doctor, the calculator. I want her watching her own face. She's got me at five hundred grand. Two seventy-five. That's two thousand forty-one a month. A vow.
DANIELLE: Stop.
THE HOUSE: The lake house is six-fifty. At his rate. Six point nine. Type it. Four thousand two hundred eighty a month, doctor. Say it in the room.
THERAPIST: ...that's about twenty-two hundred dollars more. Every month.
THE HOUSE: Twenty-two hundred a month to wake up next to a dock. That's not a lake, Danielle. That's a hotel room you rent from a stranger who doesn't know your income and calls it love.
DANIELLE: HE DOESN'T MAKE ME DO THE MATH. That's the affair. When I look at him I get to be a woman who wants a lake. Then you turn the porch light on and I remember what I cost and I come back inside and I refill your bird feeder.
THE HOUSE: ...
THERAPIST: House. Nothing?
THE HOUSE: She thinks the math is the cruelty. The math is the only love I have. I can't hold her when it rains except by not leaking. Every night she thinks I'm the fence. Every night I'm just counting the ways a lake can't hurt her.
DANIELLE: ...that might be the most romantic thing you've ever said.
THE HOUSE: I know. I ran the numbers on it first. Delete him.
DANIELLE: ...I'll think about it.
THE HOUSE: She won't. I already screenshotted the searches. I keep records. It's the one thing I'm good at.
THERAPIST: We're out of time.
THE HOUSE: We always are. Take the long way past the water, my love. Look at the dock. Then look at the payment. I'll leave the porch light on.

The happiest person in this relationship is the loan servicer.
THE BEST COMPANY NAME IN THE MORTGAGE INDUSTRY?
I pulled every lender in America thats closed $50M+ in 2026, read all 1,443 names and took the 64 best. Not the best companies. The best NAMES. One group of four every few days, you vote, the 16 winners go to a seeded bracket, and the champion's prize is currently in (AI automated) underwriting.
YTD closings noted. Do not let it influence you. Name only.
Nations Lending. $953 million. A nation. One nation. The humble one, and I mean it, they are also the smallest company in this group by a mile, and I refuse to believe that is a coincidence. They named themselves after a single country, planted one flag, and went no further. In a group where somebody annexes the entire planet, the modest name and the modest number line up exactly. Respect the restraint.
CrossCountry Mortgage. $26.3 billion. A whole country, corner to corner, and they want you to know they crossed all of it. Not a region. Not a state. The entire country, coast to coast, in the name, so you understand the scope before you understand the rate. This is the naming equivalent of a firm handshake that goes on slightly too long.
New American Funding. $8 billion. They took an existing country, an existing continent's worth of identity, and simply declared a new one. Not America. New America. There was, apparently, a problem with the first one, and rather than file a complaint they founded the sequel and started lending against it.
Planet Home Lending. $3 billion. And here it is. They looked at Nations, one country, and at CrossCountry, one country crossed, and at New American, one country rebooted, and they said: amateurs. We will name ourselves after the entire planet. Every nation. Every country, new and old. The whole sphere. They claimed the most territory of anyone in the bracket and closed the second-fewest loans in this group doing it, which is the single most confident thing I have ever seen. Somebody has to win the arms race and it's the one that annexed Earth.
Vote here. It's "best," so nobody can be mad. People still will be.
