Compete with that.

Makes sense for Rocket/Cooper. They eat the incredibly minimal real world costs for them to digitally process this no-cost refi. Loan is rewritten on their books at a lower rate but the projected prepay speed of the new 5.99% loan is 7-10 years and the 6.75% one was modeled at 2-3.

That 6.75% MSR was dying either way. Once rates drop 75 basis points, that loan prepays whether Rocket recaptures it or not.

IN DEFENSE OF THE BOX

I'm a beer guy. Somewhere in my forties I started lying to myself about wine. To this day I have a hard time ordering a glass of wine sitting on a bar stool.

But my body made it clear I can't drink beer the way I did at 35. So I did what every man my age does. I found a loophole. I decided wine is basically health food. Purely medicinal. Stress relief. And I sleep like a rock. I have never once fact checked any of this and I don't intend to.

A few years ago my girlfriend told me box wine "isn't that bad." I made fun of her for a solid month. Then one night, several glasses in, I added a box to the Giant Eagle grocery delivery cart as a goof.

It wasn't bad. That was surprise number one. Then the ancillary benefits started stacking up....

🍷 THE HANDLE. Nobody puts a handle on something you plan to use twice. A handle is a statement of intent. It says we both know how tonight is going, and I've decided to make it easier for you rather than pretend.

🍷 THE SPIGOT. The most underrated user interface of the twentieth century. One hand. No corkscrew. No skill. No moment where you stand up and announce to the room that you're opening another one.

🍷 THE DISPOSAL. A week of bottles announces itself to the whole neighborhood on Tuesday morning. Everybody hears it. The box goes out flat and silent.

Empties line up on the counter like an exhibit. Somebody eventually says "wow, we got through two of these," and now it's a fact, entered into the record, discussed. The box keeps no such record. The box is a sealed vault with a spout. There is no level, no line, no running tally, no evidence, no exhibit. Only you and the box know what happened in there, and the box has never once talked.

🍷 LIQUID CREATIVITY. Somewhere around the second glass, everything gets easier. The post I've been staring at for two days writes itself. The angle I couldn't find shows up uninvited. Ideas that seemed stupid at 4pm are suddenly obvious and correct. And because it's a box and not a bottle, there's no natural stopping point to interrupt the flow, no cork, no trip to the kitchen, no logistics. Just a spigot within arm's reach and a brain that has finally shut up about whether any of this is any good.

Only you and the box know what happened in there, and the box has never once talked.

VANTAGESCORE AWARDS 744 TO BORROWER WHOSE ONLY TRADELINE IS A LIBRARY CARD

COLUMBUS, OH - VantageScore 4.0 issued a 744 credit score Thursday to a Franklin County man whose entire credit file consists of a single active tradeline: a Columbus Metropolitan Library card opened in 2011.

"Excellent depth of history, zero delinquencies, and a demonstrated pattern of returning what he borrows," the model reported. "This is a textbook prime borrower."

The borrower, 34, has never held a credit card, auto loan, mortgage, or personal line of credit. The library card, which carries a $0 balance and a $0 limit, was flagged by the model as "seasoned" and "well-managed."

A competing FICO Classic pull on the same file returned a 587.

"I asked it to explain the discrepancy and it just kept saying he's very responsible," said an underwriter who reviewed the file. "I said with what. It said with the books."

The model awarded additional points for a 2019 incident in which the borrower voluntarily paid a $2.50 late fee on an overdue copy of Where the Crawdads Sing without being sent to collections, which VantageScore classified as "proactive remediation of a delinquent obligation."

"That's a cure event," the model noted. "Some borrowers never come back from that."

Attempts to reach the library for a payment history verification were unsuccessful. A branch manager reached by phone said the system does not retain fee records past two years and asked whether the caller was aware they could reserve a study room online.

The file was ultimately approved by an automated engine and routed to closing before a human read the second page.

"He's never missed a payment," the model said, when asked a fourth time. "On anything. Ever."

Asked whether that was because he has never had a payment, the model declined to comment and raised his score to 753.

This is satire. I think.

The pizza punch card came in at 750. It has four holes in it.

OK, THIS ONES DIFFERENT

We've been told mortgage tech was about to change everything roughly once a year since 2015. This time I actually believe it.

The agentic systems being built right now are a different animal than the automation we've been pitched for the last decade. This isn't a rules engine with a new coat of paint. These are agents working inside the same workflow your processors and underwriters already use, picking up the routine work, routing the exceptions to a human, and logging every action so you can actually defend it later. Your people bring the expertise. The agents bring the speed.

You gotta see it with your own eyes ... its totally changed how I think about what a fulfillment floor will look like in a couple of years.

So the interesting question isn't whether the technology works. It's what it actually does to an operation. How many people. Which roles. What breaks. What you can still defend in an exam.

Ross Bjork, Athletic Director at The Ohio State University, is confirmed. In December. During the heart of college football playoff season. I am still not entirely sure how that happened and I have decided not to ask.

He is also not the last name coming from outside this industry. Not close.

Here's the part I wanna be really clear about. This is not a regional event that happens to be in Ohio. It is a national lineup that happens to land in Columbus. Lender executives, owners, production leaders. The people who sign the contracts, pick the vendors, and make the decisions. That is the room.

And The Mother of All Christmas Parties is not a marketing phrase. It is a stated objective with a budget behind it. Twenty five thousand imported Italian twinkle lights, a catering order that made somebody at the hotel ask if I was sure, and a signature cocktail that is going to be named after one of you.

That decision has not been made yet and I am openly accepting bribes.

Right now a ticket to the whole thing is $395. It is not going to look like that for long.
